Nationally-operating Tenant Background Search, a company based in Dallas, has announced its criminal and eviction background searches are now national in scope. These broader searches will help landlords reduce incidents of renting to applicants with a high-risk background, a spokesman said.
Jeff LeVan, of Tenant Background Search, said, “We know how transient the renting population can be, so it’s important that we offer background searches that trace a person’s history, especially because many of them are relocating from one state to another. In order to give our clients a clear and accurate picture of their applicants, it’s imperative that we provide data to landlords that reflect the applicants’ actual history so prudent choices can be made,” he said.
Specifically, LeVan said, all criminal and eviction reports are comprehensive nationwide reports, offering a more complete check than a standard statewide check offered by other tenant screening services. “Of course, the Patriot Act search is also national,” LeVan said, “because that is mandated by federal law.”
According to LeVan, Tenant Background Search offers three different levels of searches: Standard, Standard Plus, and Comprehensive. “All three include the national criminal check,” he said, “although the national eviction report can only be obtained under the Comprehensive Search Package.”
LeVan said landlords can purchase background searches from the firm without a contract or membership, and without a minimum number of searches to commit to. “We’re here to serve all landlords, whether they are a corporate structure or a small enterprise,” he said. “Our goal is to be accessible to all property managers so they can maximize the return on their rentals. They can do this by screening applicants closely so they can make a good choice,” he said.
LeVan said other background data reported to clients depending on package includes a credit check with FICO score, sexual offender report, bankruptcies and foreclosures, medical collections, employment history, known aliases and prior addresses. “These reports are available via the internet on a 24 hour-a-day basis,” LeVan said, “for ease of use and access to our clients.”
Tenant Background Search is based in Dallas. LeVan said no on-site inspection is required, so the process of using their services is fast and easy. Corporate rates are available, he said.
